Medical Campus HoustonThe first Medical Office Building for the Oasis Campus is now under construction. It will contain 193,191 square feet of Net Rentable Area. It is now in its’ initial lease-up.

This class “A” Medical Office Building is First Class in all respects. It is a ten-story all-concrete- and-steel building with concrete exterior face panels. The architectural design is in the Mediterranean/Southern California theme of architecture. It fits in with the overall Oasis Campus, which is carefully designed to not have an institutional or clinical look and feel. The entire campus is designed to be user-friendly with a soft comfy look, in keeping with its wooded site.

The building faces into a Central Park with several lakes and fountains, Oasis Park. Elaborate landscaping plays a big part in the Oasis Campus. The park is designed for enjoyment by Oasis Campus tenants, residents and visitors. There will be a pretty Pavilion, in the center of the park, that will boast musical entertainment from time to time and other outdoor events to add to the enjoyment of the campus by all.

Professional Office Building HoustonThe building has fine finishes throughout, starting with the granite floors in the front and rear entrance lobbies and the elevator lobby. Granite tile and fine wood paneling are on the lobby walls with suspended acoustical ceiling above, all lit by recessed lighting and parabolic fixtures. Bathrooms on all floors contain granite countertops and decorative tile.

The building is temperature-controlled year-round by a chilled water air conditioning system, together with electric heat-strips in the ducts. Multiple control boxes in the suites are operated by several thermostats in each suite, all for each tenant’s maximum comfort. Each building floor contains an electric room and a telephone room, which also contains vertical piping through the building for internet, cable TV, fiber optics and provision for future technical enhancements for the benefits of the tenants.

Medical Office Space Sugar Land TexasEach tenant has a $45/s.f. allowance for Tenant Improvements. This is defined in a specification sheet which elaborates upon: Vinyl flooring in corridors, exam rooms, business office, bathroom and other technical rooms. The doctor’s private offices have upgrade carpet and the common reception room for the floor contains a combination of carpet and granite tile flooring. All walls are painted sheetrock. All ceilings are suspended acoustical tile. All doors are 3’ x 9’ solid core with commercial bronze doorknobs and fine commercial quality hardware. Physician exam rooms have a 5’ long cabinet with a wet sink and a cabinet above. There is one wood-paneled wall in each doctor’s office. The business office contains built-in desk with cabinet above and space for many file cabinets. Physician offices are wired for cable, telephone and internet services, with digital information services available that are connected to the Oasis Hospital Master System.

Adjacent to the medical office building is a concrete structured parking garage. Spaces are available for the staff in each suite and numerous visitor spaces are available. There are additional spaces at the surface level on the building site and around the loop road surrounding the four medical buildings on the west campus of Oasis.

All of the space leasing for the Oasis Medical Office Building is handled by The Chaparral Group, developer of the campus and each building. Each tenant plan will be designed by the project Tenant Improvement Architect. Any desired additions for the suite can be arranged, at additional cost, through The Chaparral Group staff. Construction of all Tenant Improvements will be done by Luxury Living Constructors, Inc.
